The instant estimate is a computer-generated automated valuation model (AVM) built from recent comparable sales and public property records — it's a solid starting-point ballpark, typically within a reasonable range of market value for most homes, but it can't see your specific condition, upgrades, or finishes. That's exactly why the free detailed report exists: I personally review comparable sales and your home's actual details to get you a far more precise number.
What affects my home's value the most?
Location and recent comparable sales nearby carry the most weight, followed by square footage, bedroom and bathroom count, lot size, and overall condition. Renovations to kitchens and bathrooms, a finished basement, updated mechanicals (roof, HVAC, water heater), and curb appeal can meaningfully move the number — and none of that shows up in an automated estimate. Is the detailed report really free, and is there any obligation?
Yes — the detailed report is completely free with no obligation to list or sell. I put it together because it's useful whether you're selling next month, just refinancing, or simply curious, and because most people who find it useful end up wanting to work with me when they are ready to make a move.
How is this different from a Zillow Zestimate?
Both are automated valuation models built from public data and comparable sales, so they'll often land in a similar range. The real difference is what happens after: my free detailed report adds a local agent's eyes on your specific home, current buyer demand in your neighborhood, and recent showings and offers I'm seeing firsthand — context no algorithm has access to.
Should I get a professional appraisal instead?
If you're actively getting a mortgage, refinancing, or need a value for legal purposes, yes — a licensed appraisal is the official number lenders and courts require.
