Whether it makes sense depends on your specific property and tax situation, so I always recommend confirming the strategy with a licensed CPA before acting.
How do seller disclosures work in Kentucky?
Kentucky sellers generally complete a Seller's Disclosure of Property Condition form covering known material defects in major systems like the roof, foundation, plumbing, electrical, and HVAC. Sellers disclose what they know — it's not a guarantee of a defect-free home, but under-disclosing a known issue can create problems later.
